Can anyone share their experience after trying out the Nikko AM-StraitsTrading Asia ex Japan REIT ETF?

Thinking of doing RSP with DBS Invest-Saver- is it worth a shot? anyone with first-hadn experience that can share? thanks!

Bought this REIT ETF from 2021 at $1.09 and bought several more rounds till 2022 to average cost but it has been down all the way till now at $0.82 so a 25% price down in 3 years!. So much for risk diversification through ETF ! Lesson learned.

I recently found that DBS invest-saver (RSP) now offer REIT ETF. (Nikko AM-StraitsTrading Asia ex Japan REIT ETF ) is it wiser to go for the REIT ETF or the STI ETF ?
