What makes a good property agent?

I think there are lots of property agents nowadays, most importantly is how you stand out.

As with all client facing professionals, sometimes you may have to dish out some "free advice" (everyone loves some freebies) such as listening to the potential customer's situation and offer some basic insights first, then slowly let the customer go do their own research/speak to other people - along the way there might be customers who walk away or decide not to pick you as their agent but it's ok, don't be afraid to lose clients this way since everyone is just shopping around for the best agent (with the best knowledge, best deals, best price), sometimes it's just down to chemistry.

Also, what works for one client may not work for another. So customization and getting to know client's needs are crucial.

Lastly, don't simply focus on HNW clients, sometimes we miss the fish for the pond. A client looking to buy Hdb is just as important as a client looking to buy a bungalow.

I would prefer if my agent is able to provide advice that makes sense to me

1. As a buyer - an agent who understands what I'm looking for and shows me properties that fit my ask. Don't be pushy and try to sell me properties beyond my comfort. An agent who advises/helps me through the paperwork, esp HDB which is so complicated.
