I think it would be a good way to allow more Singaporeans to get exposure to the real estate market, without having to commit huge amounts of capital. I'd definitely consider it; especially as there are certain kinds of property that I'm not willing to own / manage directly.
It would be good Singaporeans to get exposure to different segments of the peoperty market beyond residential.

if you pick single assets with them then there is no diversification.
since property yields are very low the retail investor would tilt towards those lower quality ones marketed with higher company predicted yields from all offers and fail to have real world good performance because of defaults or nonsustainability. these possibly are not regulated.
It surely can be a channel to sell lower quality items to retail investors who are not so experienced and these offers being the rest of the 'cake' institutional investors do not like, that follows some logic.
