What do you think about the proposed merger between ESR and ARA LOGOS REITS?

I own ARA LOGOS REITS. ESR seems to have a pretty high cash versus debt ratio. Not too sure if that is a key risk that I should just sell off ARA LOGOS or hold on. After all with the merger, the REIT will be very well diversified. How do we evaluate REITS?
