Tenancy renewal fee
Renewed tenancy with a tenant through a property agent.
The agent asked me for the renewal fee for tenancy which is one whole month's rent. I was quite appalled as renewing the tenancy does not require much effort and I think the effort is quite low.
Is the fee compulsory and standard?

All boils down to black & white between you and property agent. If the service is good, just pay, nothing is free in the world.

Market practice though rate negotiable before engaging the service. That's why normally don't need to involve property agent for tenancy renewal. Simply "recycle" the existing TA and update the relevant clauses accordingly.
Nevertheless, since the property agent already collected the "renewal fee", should the tenant gives you problems during the new term, just call him/her to settle it with the tenant. It's part of their service.
