Not necessary. In general, the end purchasers of a property are usually the last to profit after the banks, agents, developers, and landowners (i.e. SG Government for the majority of the land) has made their share of profit.

In Singapore, gone are the days where any property investment can earn a profit. Basically, I look at several criteria.

  1. Qualified location - What are the location attributes, e.g. near MRT station, shopping malls, etc
  2. Growth prospects - Are there any upcoming transformations or mega-developments that will boast the area?
  3. Entry price - What are the comparable prices around the area? Are you entering a price ceiling in the area?
  4. Rental demand - Rental yield is the stimulus for capital gain, are there any employment centers or international schools that will provide a sustainable demand for rental?
  5. Choice property - This is the last criteria that I will look at which is the property itself, e.g. layout, facing, is the property a unique one?

In short, go through your own analytical thought process to make an informed decision instead of assuming that property investment always will make a profit.

Just look at Japan's property decline and determine yourself what is truly pushing property prices.

Aging Population and oversupply of properties are two inevitable price decline factors. Why else do you think our government keeps trying to push population up? If our properties decline, everyone who depends on CPF to retire will have zero retirement cash.

Singapore is one of the rare city, that buying a property is cheaper than renting....
