My monthly condo mortgage is $3800, I'm currently renting out my unit at $3600/month. My monthly CPF contribution to the loan is $500. Hence I have $300 "leftover" - should I invest this $300 (e.g. robo-advisors that possibly earn > 2.5%) OR reduce my CPF contribution to earn a safe 2.5%?
Maintenance fees are paid separately by cash.

That's a good move!
I am doing now too, paying the mortgage with CPF, and invest the rental income cash into other stocks / REITs / properties.
