We are couple same age 42 living in 4room hdb fully paid off. 2 children going to secondary school. Should we still stretch for bigger flat or EC or private property? What else?

Property can be a good investment vehicle but just not as liquid as stocks. Nonetheless, it can still be an asset that can be used to collect rental yields or even handled over to your kids as inheritance in future.
So it depends on your big picture plan. Also, while looking far, it is good to look at the possibility of supporting your children's uni fees if your child were to enrole into uni overseas/ medicine course. Good to always have a buffer to work with.

You should not stretch. Any investment is the same, you need to have holding power. You must be able to afford. Pushing your budget to the max is not great.
