This depends on the location, remaining lease bah... you can see the price growth on all the various property websites.... the growth (if any) may slow when the hdb age as ppl see the house value depreciates.

  • Difficult to give a general estimate. location and lease play an important role. The same HDB size, lease the growth will be very different in bishan VS woodlands

  • Market supply and demand usually influence by govt policies, interest rate...

  • When BTO get more ex ➑️ resale hdb will get more (x2) ex ➑️ private will be more (x3) ex.

  • The price increase in BTO is inevitable due to inflation in construction cost, land cost and labour cost.
  • When it is too expensive, demand drop govt will just build less BTO to reduce the supply. low demand will cancel out by low supply to stabilise the price.
  • When there are less new development, like covid period, is a good time to enter resale.

  • Is difficult to know where the market will go, we just need to focus on buying good property.
  • Anyway should not use HDB as investment, govt can screw us up overnight.
