What specifics to look out for when buying a resales HDB? I am looking for a place in mature area to stay and the flats are in general old and costly. I do want to sell it for a profit?

If we look at a HDB e.g. priced at $500,000. And since the lease is 99 years. If we look at this perspective of renting 99 years from the government, this will equate around $5,050/ year which is around $420/month. Hmmm?

Why doesn't the government just dictate price of BTO and its resale value after x number of years if it's really concerned with sellers' profit?

I'm considering to put some of my money in higher risk vehicles (looking at 5-7% p.a.). what are the key metrics and articles i should look out for?
