Many advise to have >1 income stream. If rental income is not an option right now, are there any side hustles that you guys can recommend to me? 31 yrs old, has fulltime job 9am-7pm, no car. Thanks!

• Grabfood: can do it during weekend. If you hit all the incentive, 1 weekend can earn ~$400
• Then use that part time money invest in to dividend stock to generate dividend income. Reinvest the dividend, if you dont need the money.
• Also invest with your full time pay into US stock, for retirement. It is call capital gain income, but you need to wait and give time to compound. Treat it like a fixed deposit.

Now u will have 4 sources of income.

• when you have a house, buy at least 4 room u can rent 1 or 2 rm.

Then you got 5 sources of income.

• If you treat your property as an investment, and plan to sell it for a profit then is another source of capital gain income. Usually take 4 - 5 years.

Then you got 6 sources of income.

Everything will start accelerating when you have a side hustle.
