Both expire in 99 years and the government will take back when the lease is up. So ignoring comfort, location, facilities and prestige, isn’t buying a HDB and Private property (99yrs) the same?

Hey there Anon, if you're benchmarking just for lease period then it's the same! But I think why people choose to go for private housing (i.e. condo, landed, private apartment) can be attributed to the following non-exhaustive reasons:
Safety: having a gated community for safety reasons. Probably important for parents' ease of mind when their kids roam around
Privacy: don't like the fact that public housing means anyone can come up to your house
Facilities: condos come with pool, gym, private park (some) etc
Pets: some pets are not HDB-approved so having a private house removes that restrictions
Posh lifestyle: seems silly but to some, it matters a lot and we're not here to judge so whatever floats anyone's boat
Many more but I can't think of anymore hahaha
