Can be both depend which reit you buy.

One of a consideration, when buying reit is look at DPU is it increasing , stagnent or decreasing. You can get the info from yahoo finance.

From observation in general, 3 -5% dividend reit normally their DPU and stock price increase over time. 5-6% DPU and stock price rather stagnent. 8%-10% their dpu & stock price tend to downtrend. Just a general obsevation...
