It's not really possible to generalise all of them and say they're all bad or good; this is something where we need to look at specific units. Two student apartments in the same condo block, even, can have radically different returns.
My main consideration would be resale. One of the big buyer demographics, for instance, is HDB upgraders. Most of these are families, and I don't foresee many of them buying over a one-bedder.
That said, studio apartments do come in at a low quantum, which helps in terms of rental yield. Do let me know which development you're thinking of, so we can take a more specific look.
