You might want to look into the analysis on Starhill Global REIT (SGX: P40U) here.

Even though the valuation data is not the latest, you can check out the rest of the analysis such as gross revenue, net property income, distribution per unit trend, etc.

Global diversification is a good thing. Given the current unpredictable future of REITs that mostly carry dept for growing, I would recommend not to bet on s single equity. Better look for global REITs, particularly non-hospirality and non-retail property ones. For Singapore (no advertizing here; but I hold some and will buy soon more) Lion Phillip S-REIT ETF seems an enjoyable one. Could still drop significantly, of course.
