Is it worth buying elite REITs considering the risks that come with it?

I am a Beginner on REITS and would like to find out more.
Opinions on whether elite is worth to buy? Is the REITs listed in SGX? Any tax deduction after you sell the REITs?

Better buy one of the 3 Singapore REIT ETFs, the most interesting one to me seems Lion-Phillip ETF because of the strong Singapore property focus

I am not planning to buy after reading the analysis from different bloggers.

This reit is in the IPO stage and will be listed in SGX soon.

There is no tax deduction if you sell the reit.
