Is it wise to sell current BTO at D19 and upgrade to a resale EC/ Condo (D19) for own stay for 10 yrs. Will ECs stagnate post 20 year mark ? or should I rather invest cash in REITS/ETFs instead?

Perhaps ask yourself what is the primary objective of moving home on a periodic basis. Personally, I like the feel of being debt-free and have the financial liquidity to capture investment opportunities at own comfort level rather than lock the money pot to a fixed asset.

If you want passive income reit/ETF. If you want capital gain & u have very strong cashflow, physical property (not all property will make money)
