Is a new launch or resale condo better in terms of capital appreciation 20 years down the line?

Am planning to purchase a condo (4 bedroom) for own stay in a couple of years. Am planning to downsize in about 20 years when children move out. Would resale or new launch be better in holding its value? How should I evaluate whether the unit I am looking at is priced well? Should I enter market now or wait, I see that many units are due developer ABSD IN 2023, does that mean price will be better then

Hey there, usually new launch has more upsite to price appreciation than resale, but it really depends on alot of factors, like location, upcoming value-add projects happening around the surrounding, etc.. So u really need to do proper research before committing and sometimes abit of luck too.. E.g. When the High speed rail was announced to take place at jurong east.. the property prices around the area went up.. But when the project was abolish.. U can expect the price to fall.. U can also attend some property related courses to have a better understanding and judgement rather than going to property agents who will always give u reasons to buy..

As for when to enter the market, there r some views to enter now, cos new cooling measures maybe kicking in.. Due to covid, developer cost is going up so expect the price of property to go up too.. There is a huge influx of cash flashed into the market esp from the US side, so u can expect inflation to be happening..

But on the other end, do be mindful of increase of interest rate too, do make sure that u can still cover ur loans and not over leverage should this happens.. Esp when u have kids to feed and if ur job maybe at risk of retrenchment if the market turn bad.. U won't want to be sleeping in fear if that happens..

Last but not least, as much as u plan everything.. Sometimes in life if may not go with what u plan.. For example u predict ur kids to move out in 20yrs.. What if ur kids didn't get married and continue to stay with u? Or u may get soo used to the location that u don't feel like shifting..
