If you’re a couple earning 14k would you rather go for copen grand EC or Tenet EC?

Developer - Copen Grand

• Tenet developer is by Qingjian Realty, Copen Grand by City Developments and MCL Land, I have more trust in local developers so I would go with Copen Grand

Location - Copen Grand

• Tenet is located at Tampines where there isn't much land to further develop. If you take a look at the URA Masterplan map, all the nearby plots are all residential with only 1 potential commerical (shopping mall) & 1 station (Tampines North which is linked to the Cross Island Line), slated to open from 2031 onwards.
• Copen Grand on the other hand offers accessibility to 2 stations as part of the Jurong Region Line slated to open gradually from 2026. You'll get your ROI in a shorter time frame if you select Copen Grand v.s. Tenet

Noise - Tenet

• I do agree with you that Tengah will cause even more daily disturbances when Paya Lebar moves over. That is one fact and major point of consideration. I live near Paya Lebar Airbase and its not the most peaceful place to live in.
• Car noise can just be tuned out as background / white noise - all the more possible if your windows are sound-insulated. Price point would definitely have to be another factor. But so far I haven't seen any being announced yet. Overall, I would still go for Copen Grand because of the above reasons and mainly because it's gonna be a new town where different things will be piloted e.g. Autonomous Vehicles, carlite district. I think there's a novelty living in a new estate and that's something I would like to be associated with.

• I think both place also noisy. Copen distrub be tengah MRT
• Tenet distrub by Tampines North MRT+ expressway.
• Actually MRT is more irritating every 10-15min a train will passby. Airbase, not everyday fly.
• If i am to choose between 2, i will choose Tenet. Because it is walking distant to the MRT station and bus interchange. Potential to have shopping mall.
• Copen is noisy but is near the track, not the station.
• Alternative, may also look for resale Condo at similar price @ better location
