If I had $500k cash and was looking at a 500-600k resale HDB, is there any logic in just taking a $250-300k loan and investing the remaining money instead?

Wife and I are are 35 and 40 respectively and the resale HDB is 47 years old. It’ll allow us to stay in a specific area that we want to be for location and convenience.

Personally, I would take up loan given the current low interest rate and then invest the cash for long term.

Set aside 12-24 worth of installment aside,

Invest the rest in an index fund (S&P500)
