Make sure one of the beneficiary is eligible to buy.

Once you know the beneficiary is eligible, get him to do the intent to buy to verify.
Make sure you have already gotten the grant of probate or letter of administration and go down to HDB branch office and to appoint themselves as the executors of the property.
After which, get the executors/administrator to do the intent to sell.
Then now you guys can sell to the beneficiary.
