I have a fully paid up condo worth more than 5 million. I am thinking if it is possible to turn it into "AUM" to qualify for private banking in Singapore as i do not have that level of liquidity to qualify. Or it does not work like that?

Hi there,
Based on my knowledge, sad to say that its not possible.
AUM = Investible assets, which can be utilised by the bank. While your property is worth 5m, there is no way to activate the value of your property unless you use an equity loan.
Even under the accredited investor(AI) guidelines, only up to $1m of your property value can be used to qualify for the status. For Singapore, the guideline to be considered for PB, ranges from $1-5M in investable assets, with some requiring you to be an AI.

You may do cash out refinancing on your property by "re-mortgaging" it.
The cash may be placed with the bank to qualify for private banking status. You don't actually have to use the maximum amount, just enough to open a privilege banking account which I believe is about $200k-$350k minimally.
Could be a good idea especially with the low interest rates.
