How much does amount of years left in lease for resale HDB affect future sale prices?

I understand that the HDB value will depreciate if there’s less years in the lease, let’s say a house of 900sq ft built in 1970 in Holland, compared to a house built in 2015 that’s only near Punggol LRT both for $500,000, what would be the depreciation value of the house in Holland compared to Punggol in 20 years time?
