Before you start investing, it will be best to understand your objective. Here are some questions to help you:

  1. What is your capital?

  2. How will you want to invest your capital? E.g. lump sum or an amount on a regular basis

  3. How long will you want to stay invested? E.g. 10 years

  4. What is your risk appetite? E.g. How do you feel about short-term volatility?

  5. What is your objective for investing?

Here is everything about me and what I do best.

First comes first is must have knowledge before you start to invest.

Then for me always, i will go for capital gain 1st before start to go for dividend. Reason is simple, we do not need the dividend for now as we still have our active income.

To have a good amount from dividend, need to have larger capital if not it will not, the amount you get wouldn't be alot. Unless you have a lump sum of big money then different story.

Always remember not to put everything in one basket. REITS is good but must make sure you know how to value REITS.

Also, while personally I wouldn't be confident investing 100% in Reits, if you have done your research and you have enough back up capital then it is alright.

That said, reits are currently quite overvalued and the macro situation doesn't look to good for it as well. While you are probably intending to invest in REITS for the yield, buying at a good price is still important.
