I will say there is no best but most suitable for what you are looking for. There are a lot of different factors for a person to look out for (eg. orientation, view, level and size). One can settle for afternoon sun, but another might not be able to. One is fine with facing pool view but another might dislike it due to the noise it may cause. There is also opportunity cost to consider as it might be more expensive to get a bigger unit that is at a higher level and so on.

As for showroom flats, developers normally will hire an interior design to decorate the showflats to of course, peek interest and to display it as attractive as possible. However, they are good representation of how big or small the unit is going to be when it is complete. They cannot market and deemed the showroom size as 90sqm but in actual it only came up to 80sqm or 89sqm as it will be a misrepresentation or false advertising.

Hence it is good for you to know what it will look like when it is completed and what fittings or finishes they will be providing in the unit.
