How can I claim back GST on commercial property investment?

My friend recently bought a small shophouse in Katong area. He said he used his company to get a 7% discount by claiming GST, which is quite huge discount for a property. He said he saved almost $200,000 via this method.

Wondering how can I claim back GST if I buy a commercial property? Am I able to claim GST as a individual? Thanks for any advice.

You can't claim GST as an individual. However, you can claim GST if you buy the property through a GST-registered company (e.g. Pte Ltd entity). This can result in significant savings when purchasing commercial properties.
