I'm guessing you're trying to calculate how much CPF you can use for your resale property?

So... the HDB formula which I showed is one way which you can do it. And it's specifically for flats with a remaining lease of less than 60 years. Alternatively, you can use the CPF Housing Usage for Shorter Lease Properties Calculator on the HDB website to do so.

The reason why you got a different result is probably because the calculator you were using was the general CPF Housing Usage Calculator — more applicable to a brand new BTO which starts with a 99-year lease.

If you're still a different result but it's not because you were using a different calculator then it's worth noting that the HDB formula and calculators are only to be used as an estimate. The calculators might be a little more accurate since they ask for more info before throwing up a calculation so if I were you, I would use that number as a better gauge.
