Has anyone done any analysis to confirm that buying EC and selling it 5/10 years later will definitely make a profit (minus off mortgage loans etc.)?

If buying an EC guarantees a profit everytime, then everyone will be rushing into it.

Furthermore, profit is calculated by the opportunity cost that you incur. For instance, if the annualised yield is only 3%, does that bring significant value?

All things considered, there is always a risk-return measure for every investment, including the purchase of a property.
