Farmland ETFs worth it? Do people buy farmland ETFs for "capital growth" due to appreciation of land aka increase in stock price or just dividends? Does this apply to USA land ETFs too?

Hi I am interested in buying farmland ETFs as I lack the large amount of funds to buy a farmland directly. Are farmland in USA worth the investment? Farmlands will most likely go up in value due to constant demand for food and appreciation of land? Do people buy farmland ETFs for "capital growth" due to appreciation of land aka increase in stock price or just dividends?

i think just stick to index fund.
farmland usually link to commodity prices, soya bean, coffee, cattle... which affect their earnings. Just like gold miners.
dividend wise i think Sg reits still one of the best option.
