With recent surge in property price, my concern is that valuation doesnt follow and I will need to fork out a lot more cash for the difference in valuation amount when buying my first resale HDB. Hoping to find some advices here

I believe valuation does follow price trend, not too sure for private property, but just simply look...

Hi! With the hot property market, Cash-over-Valuation (COV) - i.e. having to pay cash if the valuation of the HDB is lower than the buying price - is definitely a legit concern!
Still, it is possible to buy a house that have $0 COV (we bought few months ago without any COV!) - most importantly if how you offer and negotiate with the seller, and use statistics and data to help yourself.
