I see a lot of people selling off their BTO after MOP, but is it really worth the effort and trouble to invest in one as opposed to investing in stocks?

Most (not all) of the time, people do make money when they sell their new flats after MOP. Here are the numbers we found from checking out 22 different estates (https://stackedhomes.com/editorial/22-recent-hd...).
As an aside though, bear in mind the MOP starts from the point of key collection. So if it takes four years to build, you're selling your BTO flat in nine years. This is why some people who aim to upgrade go for a resale flat, as they only want to wait the five years. It's worth a thought.
