Would appreciate if anyone could share their estimates on how much folks are yielding by selling their HDB(BTO)/Privates properties right after MOP or when theres 0% seller stamp duty (I guess 3 years after?).

Demand-side of the equation
1) New HDB grants that were rolled out in September last year making resales flats more attractive to first-timers. It takes time for the market to fully understand the impact of such grants
2) Pent up demand might be due to from the existing demand on the second quarter that was halted due to the circuit breaker
3) Home sellers who got a very good price on their property would also need to find a property to live in
4) The new norm of working from home entices working parents to get a bigger home
5) Matured estates are usually in-demand as many young parents and homeowners are seeing the benefits of having a place near parents.
Supply-side of equation
1) Due to our policies which encourages home-ownership rather than speculations has slowed down the supply of new properties etc MSR and TDSR
