Can CPF grants be use directly for the 10% resale downpayment? Or what percentage can be paid with these grants?

Referring to EHG and Proximity grants.

No. The grants are only activated after the downpayment and CPF "wipe-out". The grants will then help to decrease the monthly mortgage and years to pay.
