Did full remodelling and live like a rich man now lol. I was convinced by my designer about his perspective of living. So I am happy that I didn't get poor for an expensive hdb. My criteria back then was to get a super rundown and cheap unit, and reno it well so that living in it is comfortable. I am not rich, but living a dream life when i step in to my house. 80k includes all electronics, appliances, furnitures, art pieces, and renovation components, so it is super worth it. Lucky i got my designer's contact and met him. They don't advertise and fully through word of mouth (so thank you my friend who connect this designer to me). Approach was entirely different from all those fake IDs salesman i met during my search. Ultimately it depends which firm you engage. I compared those things i bought through my designer vs my friends', I fully understand what slaughtering really means lol. Good luck for your reno.

Too many items in quotation to make this a good comparison. Generally speaking, your pricey items will be:

  • carpentry (also highest margins since they charge for workmanship unlike fixtures/lightings where they receive a small cut above cost (which is also not low), presumably).
  • tiles, limited by what your ID/contractor provides, e.g. <= $x per sqft. Generally 60x60 more ex than 30x60, obviously. I find toilet tiles to be quite pricey relative to its size, so can think about it.
  • Kitchen: Added sintered stone + extended kitchen countertop so more material + material also pricey.

All these add tgt abt 55k (no gst).

Around 30K, BTO 4 room house....
