If u believe Retail REITs will be benefited by the border re-opening globally, I recommend Starhill Global REITs. Currently its share price of 60 cents is still 25% below the pre-pandemic level of 80 cents. Its shopping malls Ngee An City and Wisma Atria at Orchard Road will see crowds very soon especially tourists.

Basically this is my dividend portfolio.

Currently, pumping the Allianz unit trust, $2.5k + any dividend recieve from other stocks every month.

Rough estimate on microsoft excel, in 4 years later i will generate $1k per month of dividend.

So depend on which u prefer more. My reits portfolio mainly focus more on cashflow, thus my capital ...
