Any thoughts on the August 2018 HDB Sales Launch? BTO or Re-Offer of Balance Flats (ROF)?

Thinking of applying for the Punggol Point Cove.. Any thoughts on how to decide between the BTO and Sales of Balance?

BTO seems like the chance to get is higher than Sales of balance.

Not much of choices for Sales of balance, so if you don't mind the available units then can try.
