As parents, we all want the best for our children, especially when it comes to their education. In Singapore, where the Ministry of Education (MOE) prioritises students living near the school, choosing the right residence is crucial for securing a spot in your preferred institution.
So, if you’re looking for a new launch condo near your desired schools, make sure to bookmark this comprehensive list of new launch condos near top primary schools in East Singapore.
Remember, to benefit from priority admission, your child must live at the registered address for at least 30 months from the start of the P1 Registration Exercise. Failure to meet this requirement may result in MOE transferring your child to another school with available places.
Note: that the distances mentioned in this article are based on Google Maps estimations.
While new launch condos offer the latest features and amenities, they come at a premium price and require a longer wait time until TOP. Resales, on the other hand, can offer a quicker move-in option and potentially lower investment risk, but might require renovations or may not have the most modern features.
New launches also provide more flexibility on your payments with the Progressive Payment Scheme (PPS) which relies on the completion status of the development. A resale flat would require you to make full repayment within 8-10 weeks of exercising your OTP, which is a large commitment of capital at the beginning.
Ultimately, the best choice depends on your individual needs and priorities. Ask yourself these questions: What is your current financial situation? How urgently do you require the flat for your child’s primary school registration?
In my view, if you have the luxury of time, you might want to consider getting a new launch, which is what I would be focusing on for the rest of this piece.

A property agent can be invaluable, especially considering the sizable investment you’re making. Agents are involved in the property market day in and out – it is best to consult someone who is in the know. To find a qualified one, make sure to check for the following:
Utilise property portals with a “New Launch Condo” search function to specify your preferred area and launch date. Refine results by price range, property type, and TOP (Temporary Occupation Permit) year to identify the newest launches.
Major publications and property portals often publish articles about upcoming new launches. Staying informed through these sources can be beneficial.
Many developers and property portals offer email alerts or registration options for their new launch projects. This ensures you receive timely updates about the project, including launch dates, showflat viewings, and pricing information.
Now, let’s start with new launches in the most popular part of the East – District 15.
Tao Nan School consistently achieves high scores on national exams and is highly sought after, making the registration process competitive. The school offers programs like the Gifted Education Programme (GEP) and the Bi-Cultural Chinese Elective Programme (BiCEP) to nurture well-rounded students.
