Remember, to benefit from priority admission, your child must live at the registered address for at least 30 months from the start of the P1 Registration Exercise. Failure to meet this requirement may result in MOE transferring your child to another school with available places.

In my view, if you have the luxury of time, you might want to consider getting a new launch, which is what I would be focusing on for the rest of this piece.

Keeping up with new launches can be challenging due to our dynamic property market. Here are a few tips to help you get started:

Engage a property agent

A property agent can be invaluable, especially considering the sizable investment you’re making. Agents are involved in the property market day in and out – it is best to consult someone who is in the know. To find a qualified one, make sure to check for the following:

• Experience with condominium resale: Look for someone with a successful track record in helping their clients sell apartments for a decent price – this would mean they know how to identify units with better value and hence, higher chance of appreciation in the future.
• Check their past transaction record: While you can also ensure the agent is registered with the Council for Estate Agents (CEA) in Singapore, you are able to check their past transactions here.
• Client testimonials: Read online reviews or ask for references to understand their past clients’ experiences.

Property portals

Utilise property portals with a “New Launch Condo” search function to specify your preferred area and launch date. Refine results by price range, property type, and TOP (Temporary Occupation Permit) year to identify the newest launches.

Real estate news

Major publications and property portals often publish articles about upcoming new launches. Staying informed through these sources can be beneficial.
