Highlights from the Draft Master Plan 2025

New housing

Over the next 10 to 15 years, Singapore will see more than 80,000 new public and private homes built across over 10 housing precincts.

These developments will refresh older areas, increase the housing supply, and create new neighbourhoods that appeal to both homebuyers and investors.

A new business node in Bishan

To bring jobs closer to homes, Bishan will see 200,000 sqm of new office space in its town centre. The scale will match Paya Lebar Central, with new workspaces and amenities.

More homes in the city centre

About 5,000 private units are planned for Newton, spread across Newton Circus, Scotts Road, and Monk’s Hill. Paterson, near Orchard Road, may see around 1,000 new homes.

Paterson will also become a mixed-use hub with shops, offices, and residences above Orchard MRT station. Both Paterson and Newton will feature walking and cycling paths, including connections to the Inner Ring identity corridor, which links neighbourhoods like Tiong Bahru and Jalan Besar.

Sustainable urban living

Former industrial and recreational areas such as Bukit Timah Turf Club, Keppel Golf Course, and Paya Lebar Airbase will be redeveloped into new housing estates with better connectivity.

In Kranji, four new parks are being studied for development along Kranji Reservoir, Sungei Mandai, Sungei Pang Sua, and the former Singapore Racecourse.

In Ang Mo Kio, the current public library site will be redeveloped after its move in 2026. The land has been zoned for health and medical care, with potential uses including a hospital, polyclinic, dental clinic, veterinary clinic, nursing home, or medical suites. With these facilities nearby, this area could become an attractive option for seniors looking for a supportive environment in their later years.
