Where is Chencharu?
A new Build-To-Order (BTO) project is coming to Chencharu in the June 2024 BTO exercise, a new housing estate in Yishun, situated near Khatib MRT station. About 10,000 homes are expected to be built, 80% of which will be public housing. The Chencharu BTO project will comprise 1,200 units ranging from 2-room Flexi to 5-room flats, a sizeable supply of new housing options for those who want to live closer to their parents.
The Chencharu BTO project will offer a variety of flat types catering to different family sizes and needs. This includes 2-room Flexi, 3-room, 4-room, and 5-room units. Each flat type is thoughtfully designed to maximise space and provide a comfortable living environment.
Chencharu was first identified as a new housing area by the Urban Redevelopment Authority (URA) in June 2022. Two tenants in that area, including the Orto leisure park which housed prawning and longkang fishing ponds, vacated their premises last June to make way for redevelopment.

In 2023, the demand for BTO flats remained robust. Mature estates like Queenstown and Kallang/Whampoa consistently saw higher application rates compared to non-mature estates. This higher demand is largely driven by the established amenities, superior connectivity, and the prestige associated with living in mature estates. For instance, the Ulu Pandan Banks BTO project in Queenstown had an application rate of about 8 applicants per available unit, highlighting its popularity among homebuyers seeking proximity to the city and established facilities.
Non-mature estates, while offering lower application rates, still attracted significant interest due to their affordability and the potential for future development. Areas such as Tengah and Sembawang saw moderate application rates, indicating a growing interest as these regions develop.
Looking ahead to 2024, the trend of high demand in popular locations is expected to continue. The new Chencharu estate is poised to attract strong interest due to its strategic location near Khatib MRT station and comprehensive amenities.
