What would be your best portfolio ratio when it comes to having a diversified portfolio of bonds, stocks, commodities and property?
Opinon: 100% stocks: divide into dividend & growth stocks (30 - 70) for now. Bond & commodities always underperform. In sg, is difficult to invest in property. Most probably, u only own 1 because of ABSD. The most have 2 condo, ur wife own 1 , u own 1 (high leverage). Unless u got other method, can share😆? Coz i am stuck too. For property, i think, HDB (BTO) is good for renting (positive cashflow) would get at least a 5rm flat. So got 3 bedroom. For condo, will most probably bleed $$$ even if rent out. Have to sell to get $$$. But after u sell , u need to buy again, u need to live somewhere. Unless u r familiar with how to spot undervalue properties else i think difficult.

Like what Sheng Sheng and Justin mentioned, you can consider sales of balance. However as sales of balance is by a balloting system as well so you will need a bit of luck. Alternatively you can try open booking of flat! Usually there will be an announcement of the launch date. Open booking is similar to sales of balance but it goes by first come first serve basis. So when the clock strikes 12midnight your queue number will be allocated based on fastest fingest first. For me I managed to get a flat during the OBF 😁

I bought this 4room HDB, near Ponggol Park, way back (est 40 years ago) bought with gov subsidy, should I sell and buy BTO or resale in a newer estate like Sengkang?
YOu bought with grant. So now you'll need to factor in Resale levy if you were to buy a BTO from government agian. To know if you should buy resale or not again, need more info on what's your life stage, intention and purpose.

My fiancé and I disagrees on the affordability of resale HDB (4-rm, >70 years left, above lv6), even after the online calculators. Is it really tough/risky to own a ~700k unit with our/just my income?
Looking at your stats, definitely trying to foot a $700k unit is going to be a stretch.. Some considerations when i bought my hdb resale (tampines 20yo 4rm resale at $433k): 1. It should not have to force you to liquidate your investments such as stocks since its a home you are buying 2. Ideally, not to empty my cpf as CPF earns you a high interest. 3. Mortgage instalment covered entirely by cpf contribution of either spouse so as not to fork out additional monthly cash payment 4. Max budget of $40k for reno (not incl furniture/ home appliances) 5. Decent lease yrs remaining.. i think resale flats that at still at least 25yrs old is acceptable 6. Acceptable proximity to amenities even if its close to parents 7. Timeframe you plan to stay in the house 8. Your 5yr/10yr plan incl anticipated expenses e.g. kid, medical, car (esp when you have a baby) I might not have covered everything i considered then, but hope it helps. Anyway do your sums not just at this moment but also in the near future. Looking that you have other expenses such as wedding to fork out... its sensible financially to buy a cheaper resale (public transport is not that bad in SG anyways). Burdening yourselves with a expensive mortgage will in some ways restrict your lifestyle or give you less flexibility to adapt in future. Regards

I am currently the co-owner of a HDB resale with my mother. I've met the 5 year MOP. Intend to remove my ownership and transfer it to my brother. Can I still apply for BTO before removing my name?
Yes you can. But if there is outstanding loan, your brother need to be able to take up the new loan based on his income.

What specifics to look out for when buying a resales HDB? I am looking for a place in mature area to stay and the flats are in general old and costly. I do want to sell it for a profit?
Hey! You should think carefully about your priorities first: size, location and age. Of all the types of properties out there, resale HDBs have the least chance of appreciating given it’s both restrictive and would’ve been purchased at market price. Even more so when the HDB is old as the lease decay accelerates the older it is. You shouldn’t expect an old HDB to be profitable unless the tide lifts all boats like in 2007-13 I’m afraid. If you had to buy an old one, I would look for one with constantly high demand like those close to the MRT, otherwise you’ll be holding onto an old HDB where buyers would only purchase if the price is low. Considering the high resale prices in the Tiong Bahru Area for HDB. I am looking at the resale HDB at Havelock Road build in 2011(Blk 58 etc). I am comparing it with Emerald Park(Pte Condo).?
In terms of capital preservation and a long term view, Emerald Park. This is on the basis that the location is prime; unit sizes there are also quite big with a plot ratio of 2.0, and it's close to the upcoming Havelock MRT station. While we never advocate counting on an en-bloc, the potential for it is good.

What exactly are the specific differences between a normal HDB flat and an Executive Condo?
An Executive Condo (EC) is buit by private developers, and has comon facilities like a pool, gym, tennis court, etc. An EC has a price point that is lower than a full blown private property, but stil much higher than an HDB flat (ECs were at about $937 psf as of last month, HDB flats were at $441 psf, while condos were at $1,500+ psf). ECs count as HDB flats for the first 10 years, so you need to meet all the usual eligbility requirements. After the 10 years, they are fully priviatised and no different from a regular condo.

What are your thoughts on property investing as opposed to Singapore's stance on public housing which is "a home for everyone"?
HDB flats were meant to be public housing, and should continue to have "a home for everyone" as its main purpose. We can't afford to end up in a rentier society where everyone only wants to rent out property, and live like feudal lords. That's not helpful to later generations of Singaporeans, and would result in a fragile society. That said, there is always room for a well-regulated, moderated amount of real estate investment. There could also be some improvement to the "home for everyone" objective. Singles under 35 have a really tough time finding a home, and in general we're less friendly to those who aren't married. It's supposed to be a home for everyone, not a home for traditional families only, right?

Is a resale DBSS worth buying or should I just wait for BTO? Am looking at staying near Tampines MRT. Only viable option seems to be DBSS central 8 which is more expensive than normal HDB.?
This one will depende on your timeline. If you don't need to move in urgently, a BTO is probably a better choice. Yes there may be failed ballots, a construction period, etc., but the lower price point means you'll probably see better gains. Nothing against DBSS, but these are pricier than normal flats and, like other resale units, there isn't as much upside potential as compared to a newer flat. That said, this is all not relevant on the pure home-owner side of the equation. If this is the priority, then a DBSS could be more justifiable, with its better finishing etc.
