What is your thought process for getting your first home?

My thought process would be pretty simple for my first home

  1. Location (Convenience to MRT station, Preferably nearer to central areas)

  2. Price and Area of Home (Am I able to keep up with the loan? Is the Home Space comfortable/ suitable for me and my spouse?)

  3. Amenities (Is there any nearby shopping malls/clinics?)

1) Location! Walking distance to an mrt station
2) Price - whether it fits my budget

If I'm renting out/investing it will be a different set of criteria - freehold, yield etc

I would consider accessibility first. Although Singapore is not very large, some parts of Singapore are better connected than others. Staying next to major public transport hubs can mean the difference between a 45 minute commute to work and a one hour journey.

The next thing would be the level and physical location within the block. I'd prefer something that isn't low floor, and also not anywhere near the common refuse chute.

After that I'll look at the current and future planned amenities in the area, including malls, schools, polyclinics, hawker centers, etc.

The number of years left will be a factor of course, so it should ideally have enough left on the lease to see me till age 95.

Lastly, affordability factor is also important. My repayments should not exceed 30% of my gross income.

  1. Budget is the most important one.

  2. I will maximize all the grants that available. Choose according to the term and conditions of the grants.

  3. Location not so much as travelling in SG not too hustle.​​​
