For private property there is leverage of taking a loan from the bank up to 35% loan ratio, would you agree that it is better than just the 2.5% non-leveraged?

The problem of leverage is it can go both ways.... so it would magnify your gains and your losses. Many people should avoid taking such reckless risk.
